For bed and breakfast owners who want guests to book with them directly. You get a site with live room availability, deposits and payments taken online, automatic confirmation emails, and two-way Airbnb calendar sync so you never double-book. You get a free written quote with scope and timeline before any work starts, and once it's live you update rooms, rates and photos yourself from one admin dashboard.
A bed and breakfast website should do more than look charming — it should take real bookings, answer guest questions before they ask, and save you hours of back-and-forth. I design and build B&B sites around the way guests actually book: clear rooms, live availability, simple checkout, and everything you need to run it yourself.
What B&B owners actually need
Let guests check availability and book directly, day or night
Sync with Airbnb so calendars never double-book
Take secure deposits and balance payments online
Show rooms, rates, amenities, and local guides beautifully
Send automatic booking confirmations and reminder emails
Keep everything editable from one simple admin dashboard
Built for small inns, farmstays, and boutique lodging
Whether you run a countryside B&B, a farmstay, a guesthouse, or a boutique inn, the goal is the same: turn visitors into confirmed guests with as little friction as possible. Every site is built around your rooms, your rates, your brand, and the way you prefer to work — not a one-size-fits-all template.
Pricing depends on what your property needs — a simple booking request form, a full multi-room reservation system, add-ons like breakfast or tours, or integration with the channels you already use. I’ll give you an itemized quote before any work starts.
A showcase build for a farmstead lodging business
For Cair Paravel Farmstead, I built a demo / showcase site that handles lodging bookings, farm tour reservations, farm store orders, and guest communication — all without a big agency or expensive monthly platform fees. Guests book directly, calendars sync with Airbnb, and payments run through Stripe.
What was built
Custom-designed multi-page site for lodging, tours, and farm store
Booking and payment flow built on Stripe (demo mode)
Two-way calendar sync with Airbnb
Guest self-service booking management
Admin dashboard for orders, inventory, photos, and rates
2They see only the rooms that are free for those nights, each with its own photos, rate, and details.
3They choose a room and see the full price up front, including any weekend rate, minimum stay, or extras like breakfast.
4They pay a deposit or the full amount by card, and the money goes to your own account.
5They get a confirmation email right away and a reminder before they arrive. You get notified too.
The nights they booked close on your site and, at the next calendar sync, on Airbnb too.
Your own site and the booking platforms
Airbnb, Vrbo, and Booking.com are good at finding you new guests, and most B&Bs should keep their listings. But every booking there carries the platform's commission or service fee, and the guest belongs to the platform. Your own site is for everyone else:
Guests who stayed before and want to come back
Friends and family they sent your way
People who searched for your B&B by name
Visitors who found you on Instagram or a local guide
Those bookings carry only your payment provider's standard card fee, and you keep the guest's email for next season.
What to have ready before we start
Photos of each room and the common spaces (I can work with phone photos)
Room names, bed setups, and how many guests each sleeps
Your rates, including weekend or seasonal prices and minimum stays
Your cancellation policy and house rules
Your Airbnb calendar link, if you list there (I'll show you where to find it)
Missing some of it is fine. We fill the gaps together during the project.
How quotes work and what changes the price is on the pricing page.
Ready for a B&B site that actually books guests?
Tell me about your property, your rooms, and how guests currently find you. I’ll follow up with honest thoughts and a clear quote.
Yes. Each room gets its own calendar and pricing, so guests see only the dates that are open, choose the room they want, and book it on the spot.
Yes for Airbnb: the site reads your Airbnb calendar about once an hour, and bookings on your site are sent back, so both stay in step. Vrbo and Booking.com offer the same kind of calendar link, so they can usually be connected the same way. I'll check your listings before we start.
Yes. Tell me how you price today and I'll build it in, whether that's weekend rates, a busy season, or a two-night minimum.
Yes. Guests get an automatic confirmation email as soon as they book, and a reminder before they arrive. You get notified too.
No. You pay for building the site, and that's it. Bookings on your own site only carry your payment provider's standard processing fee.
